I can begin the process for you if your loan is owned by Freddie Mac or Fannie Mae, even though you make your payment to some other name.  The loan had to be in place before June 1st, 2009 and you will have to be current and not late on your payments for 12 months.  If that is at least your scenario we can proceed.

MUST MY LOAN BE OWNED BY FREDDIE MAC OR FANNIE MAE TO QUALIFY for HARP ?

Yes; this government program was designed to help the customers of Freddie or Fannie.

WHAT IF MY LOAN IS NOT OWNED BY ONE OF THESE

If you have an FHA loan, it may be owned by one of them or I can Streamline Finance it as long as it meets the savings guidelines to your benefit.  Additionally, if not owned by one or the other and you have equity, I can possibly help you.  Ginnie Mae products cannot be adjusted thru this method.

WHAT HAPPENS IF I AM NOT CURRENT ON MY MORTGAGE?

If you are not current on your mortgage and have exhibited late payments, it may preclude you from the program at this time.  You must show a track record of on-time payments.

IS THERE A RESTRICTION ON HOW MUCH UPSIDE DOWN I NEED TO BE WITHIN?

No, there are no limitations to the program regarding property Loan to Value, (LTV) as long as loan amount does not exceed loan max for your state; probably $417,000 for Nevada.  If you choose an ARM this time around you will be limited to 105% Maximum LTV.

IS A HARP 2 APPRAISAL NECESSARY AT A LARGE COST?

We currently are not sure till March IF an appraisal will be needed, and if so I may share the cost with you at Close Of Escrow as a credit to your closing costs.  It may be needed mostly to see if the property is maintained and DU or LP (software from Freddie and Fannie) will determine that when we will run it.  It is possible none may be required.

WHAT HAPPENS WITH PMI?  WILL I NEED IT, DO I KEEP IT IN PLACE IF I HAVE IT?

If you have PMI (Private Mortgage Insurance) you will continue, make sure we know about it so it can be recalculated.  Additionally, if you didn't have PMI before will I now need it??  NO, plain and simple.

IF I DID HARP 1 CAN I DO HARP 2 NOW????

If you have done HARP 1, it is possible to refinance under HARP 2 only if the loan is owned by Fannie Mae and was refinanced between March - May in 2009.

WHAT ARE THE HARP 2 LOAN LIMITS AND CAN I TAKE CASH OUT TO PAY OFF BILLS?

This program does not permit any cash out and the loan limits are restricted to the state of origination.  Most states are limited to $417,000 for conventional loan limits but some are adjusted higher.  Please ask me about your state when we speak.

DO I HAVE TO PAY FOR THE CLOSING COSTS OUT OF MY POCKET?

The closing costs can be added to the new loan.

HOW ARE THE RATES?  WILL I BE PENALIZED FOR BEING UPSIDE DOWN?

No, The HARP 2 Program provides for normal pricing on refinancing just like someone who has equity in their home.  What a blessing for a change!
